What is a CP12 certificate?

A CP12 is the Landlord Gas Safety Record — the annual gas safety check a landlord must arrange for every gas appliance and flue in a let property under GSIUR 1998 reg 36. It lists the appliances, the safety results, any defects and the next check due date.

Is a digital CP12 legally valid?

Yes. Gas Safe and the HSE accept electronic gas records, provided they preserve integrity, engineer identity, reproducibility and retention. A sealed CP12 with a verify link meets all of these, and the landlord can hold and forward the digital copy.

How long is a CP12 valid and when should I renew it?

Twelve months. Under reg 36A you can renew in the final two months and keep the original anniversary date, so annual checks don't creep later each year. Jobivo prints the next-check-due date on the record; tracking the window is still yours to manage.

What a CP12 is

A CP12, properly the Landlord Gas Safety Record, is the annual gas safety check a landlord must arrange for every gas appliance and flue in a let property. A Gas Safe registered engineer records each appliance, the safety checks, any defects and the date the next check is due. The landlord must give a copy to the tenant and keep it for two years.
