CP12 landlord gas safety

The CP12 landlord gas safety certificate, digital

Fill it on site, sign it, seal it — no pad, no re-typing, no lost copies.

The CP12 — the Landlord Gas Safety Record — is the annual record a landlord must hold under the Gas Safety (Installation and Use) Regulations 1998, reg 36. Jobivo issues it digitally: filled on site by a Gas Safe registered engineer, signed on a phone, sealed and shared with a live verify link.

What it covers

Landlord Gas Safety RecordCP12

Appliances checked, safety results, defects and the next check due date — the record a landlord must give each tenant and keep for two years.

Issued digitally, every time

A verify link on every certificate

Each record has its own public web page and QR code — anyone can scan it and confirm it's genuine, any time.

Tamper-proof digital seal

Every issued PDF is cryptographically sealed, so a downloaded copy can be proven unaltered years later.

Always online, never lost

The permalink stays live for the life of the record — no filing, no re-issuing a mislaid copy.

Auto-attach to invoices

The certificate rides the job's invoice email automatically, so the customer gets the bill and the proof together.

Sign on web or the mobile app

Capture the engineer's and customer's signatures on site on a phone, or on the desktop — offline works too.

No pads or books to buy

It's all digital. Print a copy when you need one, but there's no stationery to re-order — ever.

What a CP12 is

A CP12, properly the Landlord Gas Safety Record, is the annual gas safety check a landlord must arrange for every gas appliance and flue in a let property. A Gas Safe registered engineer records each appliance, the safety checks, any defects and the date the next check is due. The landlord must give a copy to the tenant and keep it for two years.

The next check date, printed on it

Jobivo works the next-check-due date out from the check date and prints it on the CP12, so the landlord and tenant both hold it. Each property is its own site, so every record stays against that address and next year's round starts from the same list.

Issued, sealed, sent

Complete the job and a valid CP12 issues on its own. The tenant and landlord get a verify link and a sealed PDF that can be proven unaltered, and you can attach it to the invoice in the same email. Your Gas Safe registration and the engineer's licence print as text on your letterhead — no pad, no scheme logo.
