Who must assess

A landlord must assess the risk from Legionella. For a simple home it need not be in depth.

No certificate

The law does not require a landlord to hold a Legionella test certificate.

How often

No yearly or two-yearly review is laid down. The assessment is reviewed from time to time and when something changes.

Installing one is building work that must be notified, unless the installer self-certifies through a competent person scheme.

What is on a risk assessment

Property and systems
The duty holder, the property, how long it has been let and who lives there.
Measured temperatures
Cold and hot outlet temperatures.
Each part of the system
Cold water tank, hot water storage, outlets, showers, little-used outlets and empty periods.
Rooms
Each room with its outlets, temperatures and risk level.
Actions
What needs doing, in order of priority.
Sign off
The overall risk, the review date, who received the assessment and their signature.

What the forms do for you

  • Questions about a part of the system drop away when you say that part is not present.
  • The review date is set to two years on. You can change it. It is a review date, not an expiry.
  • Each part of the system gets its own risk level, recommendation and responsible person.
  • The unvented cylinder record is one of the gas forms, so it needs a Gas Safe number on file to issue.

Serial number

The year and your company's running number: the code, the year and your company's running number.

Share the PDF or copy the link from the phone. Add it to the job's invoice and it goes out with the invoice email.

On the certificates register

Listed with its review date. It reads Due from the day that date arrives.

Issued when the job is completed

A finished draft on a completed job is issued for the engineer who filled it in.

A risk assessment, not a certificate
